What we collect

• Your name, mobile phone number and email address.
• Details of your stay: your room, dates, rent, payments and balance.
• ID details you give us at check-in (we keep only the last four digits of an ID number), and documents such as a photo ID or a signed agreement.
• When your door code is used on our smart locks.
• Maintenance and damage reports, messages and photos you send us.
• For staff: contact details, work schedules, and the details needed to pay you.
• Cookies that keep you signed in to this website. We don't use advertising or tracking cookies.

Card payments are handled by Stripe. We never see or store your full card number.

How we use it

• To run your stay: door codes, rent, receipts, bookings and maintenance.
• To contact you about your stay or your work with us.
• To keep our properties and the people in them safe.
• To keep accounting and tax records and meet our legal obligations.

Text messages

If you give us your mobile number, we text you about your stay or your work with us: sign-in codes, door codes, payment receipts, and booking, stay and maintenance updates. Message frequency varies. Message and data rates may apply. Reply STOP to any text to opt out, or HELP for help. See our Text Message Terms.

No mobile information will be shared with third parties/affiliates for marketing/promotional purposes. All other categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

Who we share it with

We don't sell your information or share it for anyone else's marketing. We share it only with companies that run parts of our service for us, and only what they need to do that:

• Supabase and Netlify, which host this website and its data.
• Stripe, which processes card payments.
• SignalWire, which delivers our text messages.
• Resend, which delivers our email.
• Sifely, which runs our smart door locks.
• OpenStreetMap, which supplies the pictures for our map. Your browser loads them directly when you open the map.

We may also share information when the law requires it, or to protect people or property.

How long we keep it

We keep information for as long as we need it to run stays and to keep the business and tax records the law requires.

How we protect it

Only staff who need your information can see it. Documents are kept in private storage and opened through short-lived links.

Your choices

• Reply STOP to any of our texts to stop getting them.
• Ask us to show you, correct or delete your information by calling (330) 817-6383. We may need to keep some records the law requires.

Children

This website isn't meant for children under 13, and we don't knowingly collect their information.

Changes

If we change this policy, we'll post the new version here with a new date.
